Fics like Incorporeal Home Improvement

Phil is a house flipper who buys an old allegedly haunted house once owned by the Soot family. He's fixed up plenty of "haunted" houses before and doesn't think this one will be much different. Yet, as more and more strange happenings revolving around the bedroom of a long dead boy interrupt his renovations, he has to grapple with the fact that his new house might just be actually haunted. Maybe? (In which Phil is that one horror movie dad character who found his fixer upper "dream house." Except he doesn't have a kid (yet) and he somehow manages to switch the genre halfway through to found family via Dad Energy^TM.)
